Whilst the Internet has proven to be the best form of advertising, with 82% of our tenants using the internet to find their new home, we also receive enquiry from our rental lists and from our signage at the property.

We conduct open home inspections, as well as private inspections, to ensure that we show your home to prospective tenants at a time that is suitable to them.

Choosing a Tenant

We understand the importance of selecting the right person for each property and we screen each applicant's rental and employment history to ensure that properties are let promptly to tenants who not only can afford to pay the rent but meet all of your criteria. After we have determined the most suitable tenant, we submit their details to you to make the final decision.

The Tenancy Agreement

Residential Tenancy Agreements are legal documents outlining the terms and conditions which bind the owner, the agent and the tenants to the agreed terms of the lease. As no two properties are the same, we tailor each Tenancy Agreement to each property.

After a tenancy application has been approved, the Residential Tenancy Agreement is created and explained in full to your new tenants, to ensure they are completely aware of their obligations and responsibilities throughout their tenancy.

Bond

Tenants are required to pay a bond, which is held in trust with the Rental Bond Board, until the tenant vacates the property.

Property Condition Report

A detailed Property Condition Report forms part of the Residential Tenancy Agreement and is provided to the tenant at the time they sign their tenancy agreement. This report outlines the exact condition of the property at the start of the agreement. As an additional service we also provide a selection of photographs taken of the property before the tenant takes occupation.

Inspections

Following good tenant selection, regular physical inspections of your property are essential in protecting your investment. A physical inspection is conducted by your Property Manager after three months of the initial lease being signed. After the first inspection of the property, routine inspections will occur as required. You are always invited to attend property inspections and will receive a detailed written report from the inspection.

Repairs

Even for the smallest repairs, we will always contact you. Our regular inspections, good communication with tenants and an efficient repair system lead to timely maintenance. Our tradespeople are competent, cost effective and include a guarantee for their work. After a tenant reports a repair, your property manager will contact you for instructions. A tradesperson can be organised on your behalf or quotes obtained on request.

It is important to note that URGENT REPAIRS must be attended to within 24 hours and tenants may be reimbursed within 14 days by the landlord if they have had to arrange the urgent repair due to no action taken by landlord within this time frame.

Arrears

CENTURY 21 Wentworth have a zero tolerance towards arrears. We monitor arrears on a daily basis and the tenant is contacted as soon as they fall behind in their rent payments.

Rent Reviews and Lease Renewals

Each year a review of your rental income is completed, along with a review of the lease prior to the end of the agreement. We will update you on the current market and assist with recommendations if required.
