Estate agent selection can be something of a leap of faith for the vendor. When we came to sell our house we wanted to understand how we could best identify an agent that could genuinely add value, rather than sell us platitudes. Much of the actual mechanics of sale are similar between companies and costs are also largely comparable, we decided that to best see how agents might actually make a difference was to see them in action. Sometime before appointing an agent, we viewed numerous properties in the local area in a similar bracket to our own and saw representatives from all the major agents in the field.
Rose Farina distinguished herself in this mystery shopper exercise. Her effervescence was engaging without being intrusive, and she quickly assimilated the profile of the prospective purchasers, highlighting features and potential modifications that allowed people to visualise aspects of the property’s value that might otherwise have gone unnoticed. Most commendably, the particular property being sold had some clear challenges and viewing numbers were low but this did nothing to diminish Rose’s work rate or professionalism. Our short list had one name on it.
The flexibility Rose was able to accommodate around terms of sale made it clear that they backed their own abilities. They accepted suggestions we made into details of the campaign where we had ideas, but were reassuringly candid about where they needed to direct us through the sales maze. Their confidence was well founded as our property was effectively sold in a week; with an offer accepted after just the 2nd open.
