POWER TO THE HOME SELLER

Technology exclusive to CENTURY 21 changes the way Real Estate does business

Gone are the days when home sellers would be forced to play 'phone-tag' or chase their agent for an update on the sale of their property. Now, with the click of a mouse, home sellers are able to find out every detail regarding the sale of their property, whenever and wherever they want with CENTURY 21 Australia's exclusive 24-hour sales consultant, known as Seller Login.

Since its launch in November 2003, this web-based advancement in home seller services has been instrumental in shaping the future of the real estate industry. According to Charles Tarbey, owner and Chairman, Century 21 Australia, the internet has created vast room for improvement in the real estate industry and Seller Login is an example of how this technology has benefited sellers in particular.

"Seller Login provides sellers with a non-intrusive option to monitor the progress of the sale of their property, at any time and from any location in the world. It also serves as an objective medium between the seller, the buyer and the agent. The act of selling a property can be a very hectic one, so a seller shouldn't have to worry about chasing an agent as well," said Mr Tarbey.

The comprehensive service not only surpasses traditional consultants with its devoted work ethic [it's available 24-hours a day, seven days a week], it also provides a great deal more information than would normally be provided from an agent.

"For years, the number one complaint from sellers regarding sales agents was that phone calls were never returned and there was simply a general lack of communication. Using Seller Login, we are able to open a 24-hour portal of communication, which details every step taken by the office in the marketing and selling of the vendor's property."

"We are living in a web-savvy world where people bank, shop, bid and browse online and they do this at a time that suits them, no matter where they are. It's time that real estate caught up with this level of service and flexibility for consumers - that is why the 24-hour sales consultant is such a breakthrough," added Mr Tarbey.

The service is not intended as a replacement to traditional sales consultants, but merely as an added service for vendors, to improve service, convenience and assist in the selling of a property.

Current statistics gathered on Seller Login usage indicate vendors are thriving on the easy access to information, with the majority of vendors logging in most frequently outside office hours.

Seller Login is operated through the Century 21 web-based contact management system called e-sales. Designed and developed by Century 21 owner Charles Tarbey, Seller Login was initially developed and trialed at the Century 21 Concept Office in Blaxland NSW for a period of 6 months.

Seller Login is accessible via the Century 21 office website using a designated username and password. Vendors are able to access a range of information and feedback that is essentially split into two categories; Office Feedback and Property Inspection Details.

Property Inspection Details includes: open home attendance results; comments from prospective buyers; thoughts on the property; opinion on the price and any other important feedback that would be of interest to the vendor.

Office Feedback keeps track of all correspondence and activity relating to the sale of the property. It tracks all advertising submitted over the sale period, including publication, date and cost. Vendors are also able to compare the planned advertising campaign with the actual one and identify which costs they have paid for and those that the agent has covered.

Vendors are also able to monitor the number of 'hits' their listing has received on the web, view the marketing progress information and click on the direct link to email to the Office Manager, should they have a question, comment or complaint.

ABOUT e-SALES

As technology leaders within the real estate industry, Century 21 is pleased to provide both sellers and buyers essential shortcuts for their real estate needs.

Offices are able to offer a more streamlined transaction via the use of our own web-based technology called e-sales.

Developed and supported by Century 21 Australia, e-sales is a tool that works for both sellers and buyers. Via a comprehensive online database, it is possible to identify a suitable buyer prior to the commencement of a print marketing campaign.

The database contains qualified buyers, with information on exactly what they are looking for and the price they are willing to pay for a property. This means upon listing a new property it is simply a case of entering the property details and hitting 'search'.

In addition to this effective tool, Century 21 offices around the country are able to upload all properties to their individual website which is linked to the main www.century21.com.au site. Buyers can search the site for suitable properties, or they can subscribe to the House Hunter system - House Hunter is a feature that immediately emails any suitable properties to subscribers based on their registered needs.

The advancement of technology means the needs of clients can be met more effectively and at their convenience.
