Flexible price expectations will reward vendors

Century 21 believes that vendors will start to become more flexible with their price expectations during the coming months.

“Throughout the past year, many buyers have been eager and willing to meet the price expectations put forward by vendors,” said Chairman and Owner of Century 21 Australia, Charles Tarbey.

“However these price expectations are continuing to outstrip valuations, which may cause some buyers to question the prices they’re being asked to pay.

“Century 21 believes the market may be entering a new phase which will see more negotiation between buyers and sellers of Australian real estate.”

According to the latest RP-Data Rismark Home Value Index, dwelling values across the combined capital cities recorded no change over February, despite very strong buyer demand and values increasing in Sydney, Hobart and Darwin.

“As this dynamic shifts, it will be more important than ever that vendors develop a professional relationship with their agent,” said Charles Tarbey.

“Vendors should be looking for a real estate agent who will be direct and honest with them, and provide realistic expectations of what buyers will be willing to pay for their property.

“Vendors should also be looking for an agent willing to negotiate a fair commission with them, as these agents will be far more likely to be able to negotiate a fair price for the vendor’s home,” concluded Charles Tarbey.

Rate hold will encourage property market

Century 21 believes the Reserve Bank’s decision to leave the cash rate on hold at 2.5 per cent will encourage the ongoing recovery in the Australian property market.

“This decision provides an eighth month of stability with rates on hold which may encourage more Australians to consider entering the property market,” said Chairman and Owner of Century 21 Australasia, Charles Tarbey.

“A sound Australian economy in combination with a low interest rate environment bodes well for the property market in 2014.”

The Reserve Bank reasoned that it was appropriate to leave the cash rate on hold in light of information suggesting slightly firmer consumer demand and the foreshadowing of a solid expansion in housing construction.

“The relative stability of economic conditions over the past eight months has likely been what has prompted value growth in the premium end of the property market which is starting to outpace the broad middle and most affordable segments,” said Charles Tarbey.

“This recovery is yet to spread out to discretionary spending areas such as traditional holiday home areas. When this does occur it will indicate a real return of strength to the Australian property market,” concluded Charles Tarbey.

Renee Gracie: Smarter, Bolder and definitely Faster

Century 21 Australasia today announced its sponsorship of race car driver Renee Gracie, who at 18 is not only one of the youngest professional drivers in Australia, but is also the first ever female competitor in the Porsche Carrera Cup Australia series.

The PCCA series will see Ms Gracie reach speeds of up to 275 kilometres per hour as one of 20 race teams competing across eight iconic Australian racing circuits.

“It is an honour to be supported by Century 21, a brand that everyone knows as the leader in real estate, not just in Australia but all over the world,” said Ms Gracie.

“I am committed to being smarter, bolder and faster this year as I aim to move up the grid and show what I’m capable of to my more experienced rivals.”

The 2013 series was attended by 1.18 million spectators at the conclusion of the seventh round, while live Channel 7 broadcasts were watched by a television audience of over six million people.

Chairman and Owner of Century 21 Australasia Charles Tarbey believes Ms Gracie to be the perfect brand ambassador for Century 21.

Ms Gracie is Australia’s highest profile, active female racing driver, and is chasing her ultimate goal of becoming the first ever full-time female driver in the V8 Supercars Championship.

Previously the highest-ranked female kart racer in Australia, Ms Gracie is entering her second season in the prestigious PCCA series.

“Gracie’s drive, intelligence and dedication make her the perfect brand ambassador for Century 21 as she exemplifies all of the talents shared by Century 21 agents,” said Mr Tarbey.

The Century 21 brand will appear on Renee’s race car, suit, helmet and pit wall throughout this season.

The first round of the 2014 competition commenced on 28 February at the Clipsal 500 in Adelaide.

Century 21 launches new national advertising campaign

Century 21 Australasia launched its new ‘Smarter, Bolder, Faster’ advertising campaign two weeks ago to a national television audience of an estimated 1.88 million people, according to preliminary overnight ratings data from OzTAM.

The campaign centres on the tag line “What can a Century 21 agent do for you?” and features a cast of Century 21 agents going to remarkable lengths to assist their clients.

"The commercials are fun in order to engage audiences while at the same time carrying a strong underlying message that Century 21 agents deliver solutions for clients and always aim to exceed their expectations," said Chairman and Owner of Century 21, Charles Tarbey.

The commercials describe Century 21 agents providing “the service of a butler” with “the savvy of a business tycoon”, as various scenes flash past of agents solving Rubik’s Cubes and raking lawns.

“A core part of the Century 21 advantage is the vast range of hugely appealing, industry-leading marketing campaigns that we provide to all of our offices and agents,” said Mr Tarbey.

“Since launching the first phase of the ‘Smarter, Bolder, Faster’ campaign in February 2012, we’ve received positive feedback not just from buyers and sellers of real estate, but from agents who have grown their business through this exposure.

“Continuing this campaign will aid agents in reinforcing our value proposition to current and potential clients.”

The advertisements have also been released just weeks after the launch of Century 21’s new global listings portal, century21global.com, which allows vendors listing with Century 21 to market their property across 74 different countries.

Australian buyers using the global website are also able to view local listings in their choice of 16 languages, 36 currencies and units of measurement in line with location and personal preferences.
