Top tips for selling in summer

There’s just over a month of summer remaining, which means that there is still ample time to take advantage of favourable selling conditions that the season has to offer. Here are some handy tips for selling property during the warmer months: 

1. Presentation is integral: landscaping can play a huge part in a property’s overall appeal. As such, it is important to make sure that any lawns and/or gardens are presentable and that notable outdoor features (fountains, pools etc) are clean and functioning properly. At the end of the day, you want buyers to get the full impression of a property, and well-presented outdoor areas can be a determinative factor in whether or not you secure a buyer’s interest, especially in summer;

2. Utilise seasonal elements: summer is often a beautiful time of year in Australia, so utilise it. Summer allows the savvy agent to embrace the natural elements of a property and use them to his or her advantage. Something as simple as opening a window to let through a summer breeze can work to leave a subtle, yet persuasive, imprint on a prospective buyer’s mind;

3. Create a comfortable environment: when showing a client through a property, try to be mindful of the temperature – both inside and out. A house that is too warm will likely feel stuffy and claustrophobic, while a house that is too cold may serve as a distraction; 

4. Lighting: try to take advantage of the property’s natural lighting aspects. The presence of good, natural lighting can serve as a dual selling point; not only can it allow for a larger, more open feel, but it can work to reduce electricity consumption and costs.
